What are CDM services?

If you are a building owner, user or managing agent and have employed contractors to carry out maintenance, small-scale building work or other minor works on your business premises, you will have legal duties to adhere to as the client under the Construction (Design and Management) Regulations 2015 or CDM2015 for short.

These regulations are designed to ensure construction work and repairs are undertaken safely and without damaging workers’ and other people’s health, and that your building is safe to use.

What do our clients need to know about CDM 2015 regulations?

All construction work - big or small - is subject to CDM. DIY projects do not apply. Whether you are a domestic or commercial client, you will have duties or responsibilities under CDM 2015. As registered members of the Association for Project Safety, PCA can provide CDM consultancy advice where required to alleviate any concerns.

The Health and Safety Executive advises businesses to “appoint the right people at the right time” and we can be one of these alongside your principal contractor, or we can provide a single solution for the principal designer role, to advise you through these statutory construction design and management regulations to ensure you fulfil your duties.

Being CDM 2015 compliant

Information and communication

We will help you gather information about your project, the site and existing structures or hazards that may be present, such as asbestos, overhead cables, and buried services. A client brief on what you are trying to achieve, plus your timescales and budget, will be helpful too. Aside from managing health, safety and welfare, it will also help your business avoid unexpected costs.

Given enough time and with proper planning and management, we will work with your designers and contractors to manage even the most complex projects to mitigate risk and accidents by applying the general principles of prevention through the design phase and into the construction phase. We will give consideration to building materials, use, maintenance and lifespan of the building.

Facilities and H&S file

We will check your contractor has arranged for adequate welfare facilities for their workers before the work starts. We will ensure a health and safety file is present with relevant information to help manage health and safety risks during any maintenance, repair, construction or demolition work.

Protecting members of the public

If you expect to have members of the public visiting your site or people are still working in your premises as building work continues, we will help you ensure they are protected from the risks of construction work. e.g. re-routing pedestrian access, making sure signs to your entrance are clear, fire routes and escape are known, or changes to the way your deliveries operate.

Does CDM 2015 apply to domestic projects?

If you are having work done on your own home, or the home of a family member, and it is not in connection with a business, you will be a domestic client. As a domestic client, you must appoint a principal designer and a principal contractor, when there is more than one contractor, to meet CDM 2015 regulations.
